Application Guide
1. Surface Preparation
Proper surface preparation is the most critical step for ensuring maximum adhesion, durability, and a flawless finish.
- All Surfaces: Ensure the area is completely clean, dry, and free of dirt, dust, wax, grease, oil, and any peeling or flaking from previous coatings.
- Wood Floors & Surfaces: Sand the wood smooth to your desired grit. Remove all sanding dust thoroughly using a high-quality vacuum followed by a lint-free tack cloth.
- Concrete & Masonry: Clean the surface aggressively with a high-quality, eco-friendly degreaser. For densely troweled or highly polished concrete, lightly etch or mechanically profile the surface to open the pores for proper sealer penetration. Rinse thoroughly and allow to dry completely before application.
2. Recommended Application Tools
- Smooth Floors (Wood/Polished Concrete): 1/4" low-nap professional roller, microfiber mop pad or a high-quality T-bar applicator.
- Textured Surfaces (Masonry/Brick): 3/8" low-nap professional roller, HVLP sprayer, or airless sprayer with fine tip.
- Exterior Hardscaping or Intricate Areas: HVLP sprayer, pad applicator, or high quality brush.
3. Application Instructions
- Stir Thoroughly: Gently stir the EcoPoly™ finish prior to use to ensure all hybrid resins and matting agents (for Matte and Satin finishes) are evenly distributed. Do not shake the container, as this can introduce unwanted air bubbles into the clear coat.
- Applying the First Coat: Apply a thin, even coat using your preferred tool. Work in manageable sections and maintain a "wet edge" to prevent lap marks. Do not allow the product to puddle or pool in low spots.
- Coverage Rates: Expect between 500 and 1,500 square feet per gallon per coat, highly dependent on the porosity and texture of the substrate.
- Dry Time: EcoPoly™ features rapid-dry technology. Allow 20 to 60 minutes for the first coat to dry to the touch (varies based on ambient temperature and humidity).
- Applying Subsequent Coats: A minimum of two (2) thin coats is required for optimum hardness and durability. For heavy-traffic commercial floors, a third coat is highly recommended.
- Pro Tip: If more than 24 hours pass between coats, lightly abrade the surface with a 220-grit sanding screen or pad to ensure a proper mechanical bond for the next layer. Remove all dust before coating.
4. Curing & Return to Service
- Dry to Touch: 20 to 60 minutes.
- Light Foot Traffic: 6 to 12 hours after the final coat is applied.
- Heavy Traffic & Furniture: Wait 24 to 48 hours before replacing heavy furniture or allowing heavy foot traffic. Always lift furniture into place; do not drag. Be sure furniture legs have feet protectors to prevent scratching.
- Full Cure: 7 days for maximum chemical resistance, waterproofing, and scratch resistance.
5. Clean-Up & Maintenance
- Clean-Up: Because EcoPoly™ is an advanced zero-VOC water-based emulsion, clean-up is fast and effortless. Wash all applicators, sprayers, and tools immediately after use with warm, soapy water.
- Routine Maintenance: Sweep or vacuum regularly to remove abrasive dirt. Clean the sealed surface using a damp mop and a pH-neutral, non-toxic floor cleaner. Avoid harsh bleach, ammonia, or abrasive chemical cleaners.

Frequently Asked Questions: Water-Based Polyurethane Sealers
Q. What is the difference between water-based and oil-based polyurethane?
A. Water-based polyurethane dries significantly faster, emits little to no odor (low or zero VOCs), and dries crystal clear without altering the color of the surface. In contrast, oil-based polyurethane takes much longer to cure, releases strong toxic fumes during application, and leaves a noticeable amber or yellowish tint that darkens over time.
Q. How long does water-based polyurethane take to dry?
A. Advanced water-based polyurethane sealers dry to the touch in just 20 to 60 minutes. This incredibly fast dry time allows contractors and DIYers to apply multiple coats in a single day, offering one of the quickest return-to-service times in the industry compared to traditional sealers.
Q. Is water-based polyurethane safe to use indoors around pets and families?
A. Yes. Premium water-based and bio-polyurethane formulas are 100% non-toxic and eliminate the harsh petrochemicals found in traditional finishes. Because they contain 0g/L VOCs and meet strict Indoor Air Quality (IAQ) standards, they are completely safe for indoor residential or commercial use without dangerous off-gassing.
Q. Can you use a polyurethane sealer on concrete or brick?
A. Absolutely. While often associated strictly with wood floors, high-performance water-based polyurethane emulsions are highly versatile. They act as a heavy-duty, multi-surface protective clear coat that seals and waterproofs interior and exterior concrete, masonry, and brick pavers just as effectively as wood.
Q. Will a water-based polyurethane finish turn yellow over time?
A. No. One of the primary advantages of a high-quality water-based clear coat is that it is UV-resistant and non-yellowing. It provides a crystal-clear, multi-layer surface barrier that preserves the exact natural look or stained color of your floors and surfaces for years to come.
Q. How many coats of water-based polyurethane should I apply?
A. For the best commercial-grade durability, scratch resistance, and optimal hardness, a minimum of two thin coats is recommended. For exceedingly high-traffic commercial floors, a third coat may be applied to maximize the waterproof barrier and chemical resistance.
Q. What is the best way to apply a water-based polyurethane sealer?
A. Water-based sealers are designed for easy, effortless application. For large, flat floors, a microfiber mop or a 1/4" low-nap roller works perfectly to lay down smooth, thin coats. For intricate surfaces or exterior hardscaping, it can also be easily applied using a standard sprayer with fine tip or HVLP sprayer.
Q. Is water-based polyurethane durable enough for high-traffic or commercial floors?
A. Yes. Modern plant-based and water-based polyurethane technologies are engineered for maximum protection. They offer high-flexural strength that delivers outstanding resistance against abrasions, scuffs, scratches, and chemical spills, making them ideal for heavy-duty commercial and residential environments.
